Project Description

  1. Site Work: Soil remediation of contaminated soils; Connections to existing site Services; Relocation of Site Access; New paved parking lot; Infrastructure for future EV Car Charing Stations; New plaza and winding pathway (unit pavers); New concrete walkways (flat and sloped); Construction of a Fire Circle and associated Canopy, an Outdoor Classroom, and a Children’s Play Area; Construction of a Storage Shed; Construction of Terraced Planting Beds; Perimeter and Interior Fencing; Site Lighting; New Trees and naturalized landscape areas; and Site Signage.
  2.  Building Addition: Demolition of an existing CMU addition and construction of a new timber framed addition.
  3.  Photovoltaic Panels: New solar panels on addition roof and Fire Circle canopy.
  4.  Masonry Restoration: Heritage masonry restoration of Kingston Limestone to address structural failures, cracking and delamination, required foundation repairs, required repointing; and mitigation of water and moisture infiltration. Cleaning of heritage masonry.
  5.  Heritage Building Envelope Insultation: Introduction of insultation at heritage mass masonry walls, addition of insulation to heritage roof assembly at attic floor level.
  6.  Heritage Window Rehabilitation: Removal of aluminum storm windows (exterior); Removal of wood sull sashes (interior); Rehabilitation of heritage wood windows including required glazing repairs and repainting; New high performance Passive House rated interior sull-sashes.
  7.  Heritage Door Rehabilitation: Rehabilitation of exterior wood doors including wood repairs, glazing repairs, and repainting.
  8.  Abatement of Hazardous Substances: Abatement of asbestos in perimeter gypsum walls; Removal of lead paint on wood windows. Refer to Revised Designated Substances Report in RFP for all elements containing hazardous
    substances.
  9.  Interiors: Demolition and replacement of all interior finishes, fixtures, equipment, and Mechanical and Electrical systems; Demolition and reconstruction of interior stair; and New LULA Elevator.
