Project Description

The scope of Work includes, but is not limited to:
– Demolition and removal of the existing indoor diesel-fuelled emergency generator, and supply and installation of a new outdoor-mounted natural gas-fired generator, complete with all associated electrical, civil, and mechanical connections.
– Demolition and removal of all existing steam-heated equipment serving space heating and domestic hot water, and replacement with a new high-efficiency condensing gas boiler plant and indirect-fired domestic hot water heaters.
– Demolition of the existing indoor makeup air unit (MUA) and installation of a new outdoor-mounted packaged MUA, complete with integrated mechanical cooling.
– Provision of a new natural gas service to the building, including all coordination with the utility provider. Application for the new gas service has already been submitted, and connection work shall be included under this Contract.
– Supply and installation of a new instrumentation and control system for all new mechanical equipment, including wiring, sensors, control panels, controllers and programming.

Additional considerations:
– Construction is anticipated to take place during the shoulder season (Spring 2026) to minimize heating and cooling demands during the transition.
– The building will remain occupied and operational throughout construction; as such, provisions for temporary domestic hot water service shall be included to ensure continuous supply to residents (refer to Drawing M-13 for temporary water heater setup).
– The Contractor shall also make allowances for a temporary rental generator, as required, to maintain emergency power service during the changeover period.
