Project Description

The intent of this project is to complete an expansion and upgrades at the Tony Graham Recreation Centre. The new spaces include renovation of the existing spaces for two new meeting rooms and two new multi-purpose spaces, emergency exiting stairwell, change room upgrades (8 rooms), washroom updates, new accessible customer service counter/ administration space, the addition of an exterior entrance vestibule, and the related mechanical and electrical upgrades.

The work will include, but is not necessarily limited to, the following:
.1 Removal of the existing interior walls, ceilings, floor finishes, fixtures, mechanical and electrical equipment.
.2 Abatement of all hazardous materials noted in the appended Designated Substance Reports.
.3 Erection of new entrance vestibule.
.4 Erection of new walls and installation of interior doors and glazing.
.5 Installation of new mechanical and electrical equipment.
.6 Installation of new suspended ceiling system.
.7 Installation of new interior finishes, fixtures, and build-in furniture.

The City of Ottawa preference is to substantially complete the Work in a single phase on or before August 15, 2026, and correction of all deficiencies by September 1, 2026. However, in reference to Drawings A005, A006, and A007, the portion of the work, noted as “PROJECT COMPLETION – PHASE 2” could be substantially completed by October 15, 2026, with all deficiencies corrected by October 30, 2026.

SCHEDULE

Start – ASAP (April 2026)

Completion Dates:

Phase 1 – 15 August 2026
Phase 2 – 15 October 2026
The Contractor shall achieve Final Completion and obtain Final Occupancy Permit by 30 October 2026 Note requirements listed in Section 00 40 00 FORM OF TENDER.

Should scope of Work for Phase 1 not achieve Substantial Performance by [15 August 2026], the Contractor shall credit the City of Ottawa [$14,344.79] per working day for administrative costs incurred by the City until the full project is Substantially Complete
