Project Description

A ceiling replacement project is proposed throughout the ground and second floor over three (3)phases. This project comprises the first phase (“Phase 1”) and includes the Library/Resource, JR/SR Kindergarten, 2 Classrooms, 3 Childcare Rooms, Sump Room, the Corridor, and associated vestibules – all located on the ground floor. Plaster and Acoustic tile ceiling finishes, together with associated mechanical and electrical fixtures, will be removed throughout these spaces to expose the original plaster ceilings (above lay-in tile) or structure (above exposed plaster/pin-hole acoustic tile). Asbestos containing materials are present in these areas and will be removed.

The project will include replacing the acoustic tiles and fixtures within existing grids, adding spray applied fireproofing to exposed structure with new lay-in tile ceilings below, and replacing mechanical, and electrical fixtures with new.

Phase 1 of this project will also include the replacement of existing ductwork above the main corridor ceiling on the ground floor and branch ducts into the renovated  classrooms. New insulated ductwork will be installed above a new fire-rated lay-in tile ceiling. Within the classrooms, ductwork will extend to a new rated gypsum bulkhead and allow the installation of fire-dampers without modification to existing openings through the terracotta block corridor walls.

The owner has prequalified Abatement, Data Cabling, Electrical and Mechanical subcontractors.
